Is a Coworking Membership Tax-Deductible? What Central Coast Business Owners Should Know This Tax Time.

It's that time of year again. Your inbox is full of "EOFY SALE" emails, your shoebox of receipts has mysteriously multiplied, and you're pretty sure your accountant dreads your name popping up almost as much as you dread tax time itself.


Between BAS statements, invoices you swear you sent, and trying to remember what that $47 charge from March actually was, tax time has a way of making even the most organised of us business owners feel like we’re (very) behind. But before you lodge, here's a question worth asking: is your coworking space tax-deductible?

Is a coworking space tax deductible in Australia?


Generally speaking, if you're using a coworking space for business purposes, it's treated much like any other work-related expense - which means it may well be deductible. Just like you'd claim a home office setup, business software subscription, or that ergonomic chair you bought in a fit of 2am productivity inspiration, the cost of your desk, membership or meeting room could potentially be claimed too.


The key word is potentially. Deductibility depends on things like your business structure (sole trader vs company), whether you're an employee or self-employed, and how directly the expense relates to earning your income. Two business owners doing near-identical work could have genuinely different answers here - which is exactly why this is a conversation for your accountant, not us. (We’re just planting the, erm, seed).


What coworking costs can you claim?


If it turns out you're eligible, here's what might be on the table:

  • Casual day passes

  • Membership fees (whether you're in one day a week or five)

  • Meeting room hire

  • Virtual office and mail handling plans


Basically, anything that's a genuine cost of running your business from The Foundry, rather than a personal expense dressed up as a work one (that daily flat white probably doesn't count - sorry). And unlike that jar of stale instant coffee at the back of your pantry, at least this time you'll have an actual receipt trail to show for it, rather than a vague memory of "I definitely paid for that."


What about my home office - can I claim that too?


Lots of our members already claim home office expenses and assume that automatically rules out coworking. Not necessarily. If you're genuinely splitting your work between both spaces - say, three days at home and two days with us - you may be able to claim a portion of each, based on how you actually use them.


It's less "pick one," more "reflect your real working pattern." If your week is a genuine mix of dining table and dedicated desk, your claims can reflect that too. Your accountant will know exactly how the numbers should be split for your situation.


Why keeping good records matters (and how we make it easy)


One thing coworking has going for it at tax time: everything's already in writing. Your day pass and membership invoices are sitting right there in your inbox or membership portal, ready to forward on - no digging through your car console, wallet, or the bottom of your bag for a coffee-stained receipt from March.


It's a small thing, but it adds up. Clean, dated, itemised records make your accountant's life easier (and probably your invoice a little cheaper), and they make you look exactly like the organised, on-top-of-it business owner you're trying to be - even if the rest of your filing system says otherwise.
